Gym membership improves the training calculation. It is access purchased with cash, not a sellable property or a vehicle.

Base prices to advance from tiers 1 through 10 are $5,000, $25,000, $100,000, $250,000, $500,000, $2,000,000, $5,000,000, $15,000,000, $50,000,000 and $250,000,000 respectively. Sports and applicable milestone upgrades can discount purchases. Use the current upgrade quote for the price you pay.
Gym factors combine with the training calculation and applicable bonuses. Actual gains still vary with the trained stat and diminishing-return rules. A higher gym factor is not a promise that every roll gives exactly that many times a previous roll.
Training still needs Energy and a shared training session. Buying membership does not replace either requirement. Membership spending is excluded from net worth because it is access rather than an owned resale asset.
